Dubai rent increases: notice rules and the Smart Rent Index

The short answer

For a Dubai rent increase at renewal, check two conditions: written notice is generally required at least 90 days before the lease expires, and DLD's official Smart Rent Index must support the permitted increase. An agent's message quoting “market price” is not enough.

Start with the dates

Compare the current Ejari expiry date with the written notice date. DLD explains that where the landlord gives at least 90 days' notice, an increase applies only when supported by the index. If the index supports an increase but notice was not given on time, the increase does not apply under DLD's described mechanism.

Read the lease because the parties may agree on a different notice term. Keep the email, message or letter to establish the date and wording.

How do you check the Smart Rent Index?

Open the official DLD Rental Index or Dubai REST, select the property type and enter the exact current contract data. Use the Ejari number and expiry date when requested. Save the dated result because the index is updated.

  • Do not rely only on listing prices.
  • Verify the property and registered tenancy details.
  • Compare the proposal with the official result.
  • Do not sign while figures or fees remain unclear.

Why do listings not determine the increase?

A listing is an asking price, not a registered transaction. DLD says the Smart Rent Index uses contract values, area averages and building classification. Apparently similar apartments may therefore receive different results.

How should you reply?

Reply calmly and in writing: identify the expiry date and notice date, attach the official result and propose discussing renewal from that evidence. Separate rent from deposit, agency, maintenance and other charges, and ask what each payment covers.

  • Verify the parties, property and Ejari number.
  • Check the period, amount, cheques and dates.
  • Record maintenance duties in writing.
  • Preserve payments, receipts and correspondence.

Dubai's Rental Disputes Center handles rental disputes and conciliation. Before filing, check jurisdiction, evidence, fees and consequences. Seek individual licensed advice where eviction, a large sum or a complex lease is involved.
